Prices are for buildings in Tokyo's 23 wards within our blanket permit (Densely Inhabited District, below 30 m from structures, daytime, visual line of sight), launched from the roof or the site with the building manager's consent. Buildings beside an expressway, a heavily used road or a railway, buildings near Haneda Airport (typically parts of Ota, Shinagawa, Minato and the Koto waterfront; we check each address against the airport's height-limit system) and flights above 150 m need an individual permit: +US$1,000 and four weeks' notice. We tell you which applies within 24 hours of receiving the address. Portfolios of 3+ assets and monitoring beyond 6 visits are quoted individually.

Shots are planned for each building at the pre-survey, for example a rising reveal, a top-down view, slow pans across the surroundings and passes along the edge of the site; orbits only where the site allows. Portfolios of 3+ assets, monitoring contracts beyond 6 visits, and assets outside the Tokyo area are quoted individually. Video without stills is quoted individually.
Terms and conditions
- 50% deposit to confirm dates; balance net 30; USD bank transfer. For progress monitoring, each visit is invoiced separately on the same terms.
- Confidentiality is the default: NDA on request, source files are deleted 90 days after delivery, and no case study or anonymised description is published without written consent.
- Rights transfer on final payment. Teaser-video music is licensed within the scope of the licence purchased.
- Weather: flights stop above 5 m/s wind or in rain. If we postpone on the forecast by the day before, moving to the reserve day is free. If the flight is called off on site on the day, it still moves to the reserve day and we charge for the observer and travel at cost (US$250). Cancelling with no reserve day incurs a 50% standby fee.
- If MLIT refuses a permit, everything is refunded except the itemised permit-preparation work (US$600, detailed on the invoice). The DIPS filing itself is free.
- Cancellation: up to 7 days before the flight, a full refund minus direct costs; from 6 to 3 days before, a 50% charge; from 2 days before, a 100% charge.
- Prices exclude Japanese consumption tax. For overseas entities we expect the service to be zero-rated; we are confirming this with our tax adviser and will state the treatment on your quote.
